I am in South Carolina. So I consider it home. I've been here since I was three. Um I tell everybody I've been around the world multiple times, but I always come home to South Carolina.

We have uh, yeah, I just love it. Awesome. Okay, well, let's jump in um just to kind of give you a little bit of structure on today's call. Um, because I know when I go to a meeting, I like to know what is happening um so I can breathe a little bit easier. Um, so give me one second. I just need to zoom in on something so I can see it.

There we go. All right. So the purpose of our call today, Amanda, is I just want to get to know you a little bit better. Um, and know kind of where you're wanting to go and what your goals are with real estate and real estate investing, because it's important to me that whatever those are, that we're a good fit to get you there. Um, I'd hate for somebody to join and then later you tell me what you're doing. And I'm like, oh, we don't do that here. Um, so is that okay with you? Yeah. Okay, awesome. So ultimate outcome at the end of the meeting, you know, I'll kind of know what your hopes and dreams are with real estate and why, and you'll know what our program is and how it works. Okay. All right. So basically just gonna ask some questions, kind of try to understand your world a little bit, where you are, where you want to go, what's kind of missing between the two. Um, and if we feel you're a good fit, we'll walk you through our program. Um, and then ultimately the decision we're looking to make today is are you a good fit for us? Are we a good fit for your life? Um, and if we are, great, we'll talk about enrollment. But I do tell people it's okay if at any time you're like, oh, Blair, this is not what I thought it was gonna be. It's okay to tell me that you're out. Okay. Okay. Okay. Cool. Cool.

Amanda’s Renovation And Design Story

So tell me a little bit about like where you are currently.

Um, so currently we I I'm a graphic designer, turned interior designer. Okay. I just um completed three homes, new kitchens, you know, new bathrooms, really got jumped in deep and you know, found out all the great uh um, you know, like cabinet makers, where to get really good deals, stone. Nice. Yeah, I worked with some really great and really terrible construction workers. And yes. Learned a lot the past year. I um I've also done this previously built with a condo in Chicago. Um, six of the condos I designed, traditional and modern, for that time period. That was god um 2008. And um, yeah, and so I finally just jumped back in. And then we same thing. I lived in Chicago, but I moved back to where I was born, and it's like an old, really wanted neighborhood, and all these houses were both built in the 60s. My parents actually my grandparents built the house we purchased, and it's 360 is the address, and I say I did a 360 back. That's so cool. Yeah, completely redid the house, just getting tons of compliments. And me and my husband are always talking about buying property and either doing it for B, or now like just being in this old neighborhood, it's and seeing houses go up for sale. I'm like, oh wow, that would be great to flip them, but not really sure if they're already just priced out because of the market. Like one of them for sure, it's like there's no way we're gonna pay that and then flip it. But one of them that just came up, and then I got an email from you guys that day. I was like, Oh, I'm kind of interested because we do have um some capital right now, and we were looking at purchasing our home. We're we're always looking either in Florida or in Mexico as well to build to do like an Airbnb slash like winter home. But um, I don't know, we're our kids are young and I'm kind of getting bored now, and I don't want to go back to an office, and I want to take all my skills and either do something like this or continue doing interior design. So that's where I'm at right now.

Okay, cool. I like it lots. So we're we're in Florida. I'm always curious about my Florida peeps.

Yeah, so we looked as high as like Tampa, St. Okay to like Siesta Key, um, okay Sarasota area. We were pretty open. We put some um offers down, but it was crazy. It was like 2020. Um, 2021, when no, was it? Yeah, I was pregnant. So 2021. Okay. None of our offers got accepted. This is when people were going like 50,000 old. Yeah, yeah. 2021 was an interesting time to be in real estate. That's for sure. And it's fine. My parents go down to CSTK every um four months out of like January to April, uh, end of April. Okay. So we stay with them, but you know, now that my kids are getting bigger, it's just a it's a it's a crushed house with my grand their grandparents and everything. So um, but then yeah, we my husband is a dual citizen from Mexico, and we have a lot of family that they're purchasing in Meridia right now and building and then so we are kind of looking at something like that. But again, that's more, I think, down the road. Uh this is more to, you know, stay in this area in Illinois right now and just live our life.

Yeah, okay, cool. Um, and the thing I tell people what I love about real estate is you can do the stay here now and then also be planning for the later. Um, like we're very similar. We've been talking about my my father lives in Florida now. Um, and so we've been going back and forth, and so now we're kind of on the fence and we're like, we were gonna try to move down there, but we're like our whole lives are here. We're very rooted in the community. I'm in real estate here, like very rooted in the community. So is he and so kind of had the same thought. Like, well, why don't we have a place we can get away for like a couple weeks? We can go come back, like so. We're kind of a very similar situation. So okay, good. Um, all right. So you give me a lot of great information. How old are your children, by the way?

Five Year Vision And Lifestyle Goals

Um, so tell me kind of like where you would, and we've kind of touched on it, but let's get a little bit more specific, if you will. Where do you see yourself through this real estate thing in about five to seven years?

Um, I mean, hopefully with on my yacht. But I love it. Yes. Honestly, I I love it. I love design. I hopefully, like, you know, I said, doing interior design. This is just being able to do my own stuff and turn it over right away. I have a problem working with clients um who, you know, they're it's just not my thing anymore. I just I don't want to tell you what you should do and then see you do the wrong thing and then have guilt and like, why didn't I listen to you? Oh my god. It's just like I'm not a therapist. I thought about going into psychotherapy, but I'm I didn't, and I'm not, and and that's what I found. It's a lot of um they're telling me about their marriages, and yes, so it's really to become a therapist as well. Yeah, yes, and so I just want to be, you know, my own boss. Okay, hopefully with a lot on my belt. I'm such like a tradesman, like I know I love to learn everything.

I like I'm a graphic designer, I went into interior design, like I did fashion. I've in those realms too, I've had my own swimsuit line, making my own fabric, like putting everything together, and that's why I think I did so well with the interior, because I can show people what their kitchen or bathroom would look like immediately.

Versus, you know, oh, let's feel this fabric. Do that, like they can see it. Yeah, visual. Um, I'm very good at saving money. I love to find a good deal. I'm there with values.

Contractor Risks And How To Vet

My biggest scare about all of this is like I said, finding people to do the work.

Okay, like contractors.

Contractors. I'm currently even, should I sue our last kitchen guy that worked on our kitchen completely robbed us? Fake contracts, fake like you're purchasing this, sign this, but then he only ordered half the cabinetry and ran with the money, like stuff like that. But I mean, within it, I did find good people, but what if they're busy at that time, you know? And um, we I worked on a home in Wisconsin, a lake house, and one of the guys fell off the roof. One of them cut his hand off. So my God. I know four fingers. He cut all four fingers. They luckily got to sew them all back on, but then I think he got like a fentanyl addiction. Yeah. Put him on that. And oh gosh, he was sober for like 20 years too, and just it got him all a mess. So that's the scariest part of all this. Okay. For me. But other than that, like I'm really good with all the other parts.

Yeah. And I think from what we what I've told you, I think we can work with you and like hone you in on, you know, you don't have to do the work necessarily, but I'm like you. Like, someone can come to me, a contractor now, and tell me a price, and I'm like, go away, that's bullshit. And then be like, Well, what do you mean? And I'll be like, Well, the square footage of this price, you know, for the the quality of LVP we're pulling is you know, two dollars a square foot. Normal labor for our area is this, and they're like, Oh. And then they're like, So you can do it, you can do the work for five, you know, five grand. I'm not paying you 10.

Like exactly. And that's the good part too, is I my family's business is flooring. So I grew up in that business, I know it very well. Um, I can get products at wholesale through them. We do everything um flooring-wise, so carpet, LVT, tile, whatever you know, okay, we would want to do. So I'm very well versed in that. But yeah, same. I can call people out on their bullshit as well. It's just what do you do then when you know they walk out? Yeah.

And I say it's funny, it actually to me, it feels easier when it's your project. Um, and so I think you'll enjoy the aspect of doing things for yourself. Our clients great. Yes. Are there awesome ones out there? Yes. A majority of them, though, you're right. Like, I become your, I'm your therapist. I'm, you know, I we I had worked with the this couple one time, and like she said she's the boss because I always ask, I'm like, I need like a point, one point of contact. I'll text you both, but I need like one point of contact that answers the question. She said, That's gonna be me. And then like he would come onto the site later and talk to the subs and tell them he was in charge. So then he would make changes that none of us knew about, and then she'd be like, Why are the walls black? Like, and the guys would be like, Stevie, Stevie told us, like, and they don't and and they don't know any better, you know. Like they were just like workers, they're like, I don't know, someone told me to paint, I'm painting. Like, right, but yeah, so I totally get it. Like when you're working for yourself, you can just be like, Okay, no, I'm the only one in charge. What I say goes, like this is what I want. Thank you. Have a nice day. grit. I think you've definitely got the I can figure this outness about you. Um so if it's okay, I would like to invite you to kind of just see what our program is. Um, I'll go through everything. I also like to be clear up front about what we aren't. I think that's important. Um, so as I pull up my slides, I am going to go over the couple of things we are not. Uh, one is we are not a get rich quick scheme. Um, can you get that yacht here through real estate? Yes, you absolutely can. Is it going to happen in your first two weeks here with us? No, it is not. Um, so is that okay? Are we like having a money crisis that you need solved right this second?

No. Okay. I actually have a good amount of money that I could even be possibly an investor, but I wanted to, you know, see what this all is all about.

Yeah. And hold that capital for yourself, especially right now if you're using it. Or when we put it to use, I'll say that. Um, okay. So, second off, we are a virtual program. While we will give you lots of help, lots of ways to ask questions and guidance, no one is showing up at your front door and being like, okay, it's Monday at eight. Let's sit down at the desk and learn. Is that okay?

Okay. Um, and then the third thing I like to make sure people are really clear on we here at Flip Sisters are not like a lending institution ourselves. We will teach you how to go out and get funds. We are not, we do not guarantee funding. Okay. Perfect. All right.

Step By Step First Flip Training

So, how do we teach you? Um, so the first thing when you enroll, you have lifetime access to our learning materials. So we take you through from start to finish of your first flip. And we do that by doing it, giving it to you in step-by-step instruction. Um, so we start off at the very beginning, forming your business, making sure you have a team. Now, this will be important for you because we do have resources on how to vet contractors. Um, later on, like in the later modules, it's module six, we do talk about like example contracts with contractors, and we will like talk with you about like this is how you should set up a contract and why. Um, or a lot of times we have ladies that come to us and they're like, is this normal? And I'm like, no, girl, that's not normal. Um yeah, that's pretty normal. Like it's it's okay. Here's, you know, here's what I do. Um, so we do walk you through like how to find them, how to vet them, what questions to ask them to make sure that you're vetting them correctly. Okay. So then we're gonna talk about find your market. Now, this will be interesting for you, I think, um, because we teach you in a way that's very data-driven to look for what we call your go criteria or some people call it your gold mind area. Um, and that's where are people buying? Because when we put something on the market, we flip it. We want it to be in a desirable area that people want to purchase. So we teach you how to use free data on the internet to find that. The cool thing is, is how we teach you, you can then take to Florida. You can then take to New Mexico, run the data, and see where the areas are there that you may want to try to invest in. So I always tell people it gives you a lot of educated decisions, a lot of choices. Um, then we're gonna help you analyze the deal. Because that's what everyone's scared of, right? Is this really a good deal? How do I know? We're gonna walk you through that. Um, and then we're gonna talk about funding. We talk about uh what we call hard money lending and private lending. Uh, you may have heard the term OPM. Um, and then everybody comes to us and they're like, Yeah, I've heard of it, but nobody's walked me through how do I actually go get it? We're gonna teach you that. Um, it'll be easier than you think it is. I promise.

OP totally different objects there. Yeah. It was a it was funny. Yeah, that is my god, that's funny. Um, yeah. So and then we walk you through the actual flip, right? How to pull comps, how to figure out what to put in the house to make sure you don't overdo it. Um, and some uh tips and tricks to help you to sell faster. So what I love about this is there's no guessing on your part. Um, we literally give you checklists, resources, uh classroom stuff to do, uh, videos to follow along, lots of learning, um, but really interesting stuff. Okay.

Okay. So here's what our deal analysis looks like. It's one of the ones we have. This is for a straight fix and flip. Um the good news is you don't have to math. You just put your numbers in here and it spits it out. It's got the formulas already in there for you. Um, so you can, if you have like two or three deals, you can put them here and see which one works out, pencils out the best. Um, and you have a very clear understanding of what your profit is before you even make an offer. So this is an actual example of a girl in our group, Taylor, and she made $42,000 on our first flip. Nice. So not too shabby. Yeah.

Community Support And Deal Reviews

So this is what our online training system looks like. Again, you have lifetime access to it, which is pretty cool. Um, we here we have all of our templates, we have calculators to give you resources, again, those checklists. Because a lot of people are like, yeah, I can go online, I can watch a video, but then what do I do with the information? We're gonna tell you step by step what to do with it. Nice. So then you also get a year or 12 months, however you prefer to look at it, access to our private community. That includes access to our private Facebook group as well as our private group calls. So with the Facebook group, you have unlimited access to coaches. It is like coaching on demand. We do sleep, so we don't answer at night. Um, but throughout this whole 12 months, if you have a question during any part of this process, you can just go to Facebook group, put it on the message board, and you'll get an answer. Um, we do say our claim is four business hours, but you're usually looking at half an hour to an hour that you're getting a response from a coach. Um, to me, that's invaluable because you know, you don't need to wait a month for somebody to get back to you. Real estate happens in real time. Right. So you also get unlimited deal review. Remember, I told you we're gonna walk through all of your deals with you. So we're gonna show you how to put the deal together in a very objective format so you can post it to us and send it out to lenders. Um, and then we'll go over it with you before you do that to make sure everything looks good to make sure it's actually a deal.

So coaching and support. So along with, you know, lifetime access and then the the year with us in the oh, I forgot to talk about the group calls. We have five group calls a month. Um, two of them are question and answers. One of them is about just like um the deal analyzer itself. And then two of them are mindset. Um, if you can't make it, don't panic. They're recorded. Um, so a lot of ladies, we have a lot of ladies who work a normal like nine to five job when they start with us, so they'll go back and listen to it. Um, but this is really important. When you first start your first couple of months, you're gonna do some one-on-one calls and some check-in emails. It's a a little bit of accountability. It also helps us individualize the journey for you. Um, our program is a group program. We have a group Facebook group calls, but this allows us to tailor things to Amanda. Um, and so you'll have three one-on-one calls with your mindset coach, and you'll have three one-on-one calls with your house flipping coach, just you and that coach. So, not you and a couple groups of people, just you and the coach. Okay. So we also do these weekly check-ins. Hey, it's a little bit of accountability. Um, it's kind of hard for you to message your coach and be like, I didn't do anything this week. Um, so people like that. And then there's also a place in there in that email for like, hey, I can't, I'm stuck. I need help, so that you can get in line directly with your coach to ask a question. Okay. Google reviews. All right, we have a 4.9. That is very, very hard to keep, especially in a coaching program. Um, the reason we have such high reviews is because the supportive community is the step by step training. It's very like in your face. This is what you do next. Um, real world strategies. Your house flipping coaches, we flip houses. It's what I think between the two of all of us, like I've been doing it for seven years, Christine's been doing it about seven, and Elizabeth's been doing it for about five. Um, so we're not like life coaches, nothing against life coaches that like. read a book on house flipping and are like, you can do it. I'm like, you can, but you can't do it that way. Okay. Um, and the ongoing coaching. Um, I mean, it's pretty unheard of in a coaching program to have access to four coaches pretty instantly, um, as well as then having that access for a full year. So our goal is to get you through your first flip with us and feeling good and confident and wanting to do it again within your first year with us. Okay. So I like to share this little example. Kristen just finished with us in her year. She flipped two houses. She made 40 grand on this one. And I just love this line. This group has been everything. So awesome. All right. So I'm going to stop sharing. What of that was the most exciting for you?

Yeah. I mean I love the constant contact. It's yeah really helpful for being completely new at this. Yeah. Yeah. It's pretty scary. Like we just like this is my husband's second purchase, but this was my first purchase. And it was just it's a scary process.

It's a lot. It's and especially with house slipping because a lot of times you are using other people's money. It's it's a big decision like financially. So to have that support and to have like systems that other people have used as far as like the deal analyzer and you can see it in black and white and go, okay, like this is what the numbers say. We're going to be good. Um it does make it a little bit easier.

Yeah. Yeah. So what is the because from some of the houses I saw, they look more like are they on the cheaper side that they're finding or it's everything. No.

So we teach median median price point is what you want to be looking at to list. And the reason is again we teach data. So I tell everybody you can flip wherever you want. Like you can flip lower end, you can flip higher end. There's going to be pluses and minuses to all of it. The reason we teach to like find that what we call the ARB or the after repair value. So when you finish fixing it up and you want to put it on the market, we want you to be in your area's median price point because that's telling us that's where the median means that's where the most are. So that's where the most buyers are looking. And so statistically your house will sell quicker and better.

Right. Yeah. Yeah.

Yeah it's exciting how much that's everybody's that's everybody's next question.

One Time Fee And What You Get

So I I like to say too like remind you we are what I call a one time fee. So it's a one time investment. And I like to specify that because there are other programs out there that like they'll tell you you know oh it's a low fee and then like in 40 days they'll be like so for the price of a kidney we'll give you everything else. I'm like no we give you everything day one. We also don't ask from profit from your actual flip. Your profit is your profit. We don't want it. So one time you pay you get the lifetime access to the modules you get the group calls you get the Facebook group for the year you get uh the the three one-on-ones three one-on-ones and the weekly check and emails um but our initial investment it's only 5800 okay okay yeah no is that about what you were expecting I honestly had no idea what it would be that's why I like to I just like to ask that question because I was that would be my answer before I started. I'd be like I have no idea.

Honestly I was thinking around 2000. So I I am a little shocked but I mean I understand it does seem like a lot of help and a lot of one-on-one.

So yeah yeah it's a lot of one-on-one coaching um and I think the access to the Facebook even though it's not a like it's not technically like a one-on-one call you basically having a one-on-one conversation with three different coaches if you want um so to have that access pretty much for a full year is what really makes the value in our program.

I just actually followed it I haven't actually anything yet but yes I put it on so I could listen to it at the gym and I want to make sure yeah flip house is like a girl yes yeah it's great yeah I'm gonna start listening to that too but yeah I think that'll help you because this I mean those are real people like they did you know they've come through our program most of them knew nothing about real estate um a lot of them had the same fears contractor fear is very common it comes up a lot um because everyone's heard horror stories but like you said there's also really great ones out there it might just sometimes it's a matter of finding the really good ones yep and then holding tight to them all right so amanda let's say do you want to follow up in a couple days like a next Wednesday?
