I'm Coach Blair, one of the coaches here at the Flip Sisters. Today I'm so excited to introduce you to a fellow coach, Elizabeth. She joined the Flip Sisters program a few years ago and has been rocking it ever since, and recently joined us as a coach a little over a year ago. I can't wait to share her with you. Let's dive in. Her First Flip And Self-Trust

So, everybody, if you don't know already, Elizabeth is one of the excellent coaches here at Team Flip Sisters. So I thought we'd just sit down today and honestly have a little fun and introduce you to Elizabeth. So when you hear about her or hear her voice later in podcast, you'll know who she is. And also just to share a little bit about her. So if you don't know, Elizabeth is a coach. So obviously she's done some flips because all of our coaches have real world experience. So I want to talk about, like, you know, a lot of our ladies come in and it's their first flip. Like that's our goal and our program, right? Is to walk them through their first flip. So let's talk a little bit about your first flip. I like to reminisce on what was really fun or exciting or what surprised you or like gave you the most joy. So give us some of the cool things that happened.

Well, there's a lot of cool things that happen on that first flip, a lot of growth, a lot of self-discovery, and a lot of learning to trust myself. I'd say the most fun was like making that decision to actually do it. I'll be honest. I remember standing inside the flip with uh my contractor and my real estate agents, and we're talking strategy and everything. And when I said, okay, let's do it, it was an exhilaratingly scary but fun commitment. And then it was just reinforced throughout the whole process from the design choices to deciding what the contractor was going to do and what I was gonna do. And I'll be honest, it's fun to reinforce your guts. Okay. I think that's what it is. Like I learned to, my gut tells me my my trust in myself was really true, but also the growth that I went through, learning, hey, yeah, I want to do this, and then quickly realizing, no, I should probably let somebody else handle that. Um but yeah, like I knew that that flip was a flip to hold. I was going to uh keep it as a midterm rental. And when it came right down to decorating it too, at first I wasn't confident with it, but I leaned into some resources and then I learned to trust my instincts through that. And when I when it got together, it was just wow.

Every time I walked in there, I was like, I want my own house to be like this. It's beautiful, I love it.

I know sometimes I was working with somebody for like social media stuff, and she was like, Let's do some videos of your own home. And I'm like, let's not. Because for those of you out there who don't know, like contractors and flippers and everything will tell you like our homes are the last ones to get done. Um, and so sometimes I think that's kind of the cool thing about flipping, is I have so many different like, you know, design things. I want to try different color cabinets, different tile that's like on trend. But I'm like, oh, I don't know in my house if I want that for the next 12 years. And so it's cool to like be able to express yourself that way in different homes.

It's so true. And the house I'm working on now, I'm trying new uh the trend that's coming back. I've been watching, it's a different color cabinet and and fitting the space, the decor to the home that's there and and the area that it's in, the neighborhood, and the history of that area, I can incorporate that into the current house. And that's been fun too, to explore and to learn about that.

What New Flippers Overthink

Yeah, that's really cool. So, one of the other questions I like to ask people who have done a few flips, got them under your belt. And I'm gonna ask the question, and then I'm gonna tell you why I like to ask this question. Okay. So, what was something that you find that like new flippers obsess over that actually doesn't matter as much as they think? And I like to ask this question because I find a lot of ladies, listeners who are included in that, that are listening to our podcast, you know, they're on Pinterest, they have a want to do this and they can totally do it. But they always have like this one thing in their mind where they're like, I don't know how to do this, or I can't figure this out, or like my area is too high, or nobody's buying uh, you know, in my area. And a lot of times I find that people obsess over things and they're just talking themselves out of doing something. But if once they learn the information and data, they're kind of like, oh my God, why was I obsessed with that? And oftentimes it's that it's a mental block. Like they're giving themselves an excuse not to do it. So I always like to ask people, like, what was that one thing that you were like maybe obsessed with, or you think other people should, you know, like it's not as big of a deal as you think it is. So we can maybe help some ladies kind of go, oh, okay, like I can move forward.

That's a really great question. And thinking about it, it's it's like breaking it down to trusting the process and not having to have to know everything all at once. Oh God, yes, all of it at the same time.

That is such a great statement. Absolutely. And I am so guilty as charged. Definitely uh have had the analysis, paralysis, and then like sometimes things, you know, afterwards I look back and I'm like, oh my God, like either decision was fine. But again, I think it's a really cool thing that the way that we teach, we get to rely on the data so we can not obsess about things that are standing in our way. And then you have the support of the coaching staff here, where you know, like I've done stuff too, and then I like got coaching, and then I call my coach and I've been like obsessed about this one thing for a week, and literally they're like, Yeah, it's not that important. Let's move on. And then like later, I'm like, oh my God, they were so bright. But like if I hadn't talked to somebody and they gave me permission, you know, to make a decision and move on, I probably would have been stuck there for forever. So I think it's it's kind of it's interesting to me always like what people get obsessed with or what they what they stop on. And kind of the important lesson here is you know, there's always ways to move forward.

No, it's true. And in moving forward, it's also acknowledging that you don't have to know everything. That's when you lean into the team, and your team is the people that you gather around you, your your agents, your contractors, the community that we have here is leaning into the coaches, leaning into our other flip sisters who have experience. I mean, that right there, that's huge. You have a team behind you from day one. Yeah, absolutely.

Profit Choices And Smart Pivots

So, of course, you know, one of the things that I love about real estate and flipping homes is that it is a great way to, you know, you can have a full-time job and supplement income. Some of our ladies, their goal is to leave corporate America and replace their salaries. Uh, some of it is college funds. We've even had ladies who like their goal was to just flip a few houses to put into buying franchises or opening their own business. Because in real estate, you know, to be perfectly honest, you can make great money all at one time on a flip. Like, you know, like they say, go get that bag. You can get a great, a great profit at the end. So I always like to talk about that. And I think as women a lot, we don't celebrate those moments because it feels like a brag or it feels like hubris pride. And, you know, as ladies, we're always like, don't do that, it's not polite. And like, I don't know about you, I grew up in the south. We don't talk about money, you know, that's rude. But I think we do have to talk about that, and we have to go, you know what? I I did really good. So if you don't mind sharing, I'm gonna encourage you to here. What's the most profitable decision you've ever made on a deal?

Well, dollar-wise, if that's what you want, or it can be anything though. Because there's there's dollars, okay. Yes, I've made dollars, okay. I've walked away with, you know, it's all relative though. It depends on what your purchase and what you sell, what the bad is, and yes. So, yes, I've made tens, I've made a few tens of thousands of dollars on some profits or on some flips, but I also have made some choices to pivot within within um that story of that of a flip. And the profitability is still ongoing because it turned into this this one in particular, it wasn't my first one, turned into a hold. And it's been a very lucrative hold for me. Um using it as a midterm and short term. Uh that that project, oh, she was she needed a big Loa, and she blew up so nice. It's I I love, I love it. So that one, she's still producing, still being very profitable to me. And that has allowed me to grow forward in other manners as well. But yeah, I think thinking of that particular flip, it was the pivot that got me.

You know, when I realized that my, you know, having the systems, you trust the process and you have your backup plan. And I went into this project knowing, oh, if I get to do my backup plan, I'm gonna love it too.

And how cool is that? Like plan B and C are still pretty darn cool. Yes.

So plan B got implemented, and it was so fun to get it ready for that, meaning turning it into that midterm rental that I wanted it to be. And it's been moving and shaking and you know, I'm happy. It's going.

Why Women Have An Edge

Nice. Yeah, love to hear that. So a lot of times I like to talk to um, and I'm just gonna say it, like badass ladies like yourself. You know, we don't hide it. This is a male-dominated industry. And I think one that is what's so cool about our space is it is women-centric. We don't hate men. It's not like we're like, oh, men are terrible, right? We love them. It's more of we have a different mindset with things. And it's, you know, that classic book, yeah, women are from Mars, men are from Venus, whatever. And it's true, like we're wired different ways, we think about things in different ways. So sometimes it's nice to be in a community of women and listening to what they're going through or how they're thinking through something. But I honestly think women have an edge. And I'll wait until you answer, but I always like to, and I'll give my opinion, but I always like for other ladies to kind of comment on like what do you think that women in this industry do naturally good because they're women?

Well, I love this question. I think it's a lot of things in one, but to sum it up, I think it's the relationships and the intuition. Yeah. Yeah. I think it's recognizing what needs to be done, how it needs to be done, seeing the people around us, seeing that um customer, that person that we're going to be helping, and making the steps around that, and and surrounding ourselves with people that will support us and uplift us and have like-mindedness. Yeah. Yeah. That's really something important. Um, and being able to take a step back. You know, I think we uh we we can look back at the situation, taking a self back and going, hey, let's let's look at this from the whole picture and dissecting it and taking it out a little step step by step. A, B, C, D needs to get done.

It's so fine. I'm laughing because it like you like hit the nail on the head with me. And, you know, for those of you who've been around long enough, you'll know Chuck's my better half. And like, so that's how I describe when we look at a problem, right? Like, I want to step back, I want to look at all the solutions, I want to maybe talk through them, feel what's good, what works best, what should we do first. And like we kind of joke. He's like a bull in a china shop sometimes, where he's like, here's the way that we're going. And it and in his defense, it always works, right? It's he always picks a good path. But sometimes, like, that's where we have a little, like, I've just learned to go with it. I'm like, cool, like, just I'm gonna sit here when you need me, let me know. But uh, yeah, it's that's why I was I was giggling because I experienced that in my own life and with contractors, because I'll have the thing, and they're like, Well, this is you know, I've had people who've done things for years, and they'll be like, Well, this is the way you do it. And I'm like, but could we do it this way? And they're like, Oh my god, like that would be way easier. And I'm like, Yeah, so like, can't we can't we change it up? And they're like, We we just never, you know, we've always done it, you know, this way, and we never really thought think of a different way to do it. And there was something I needed that was different, and I was like, Well, can't we just do this? And they were kind of like, Oh, yeah, like an outwardly different perspective, and yeah, and so for me, a lot of times it actually comes down to women are naturally detail-oriented, and so I think that matters. Like, if you look back at like a lot of stuff that women do, and I especially love when we have stay-at-home moms that come into our program, because a lot of times, unfortunately, they feel like they don't have skills. And I'm like, oh, honey, let me tell you, I'm like, you have time management skills, you are calm in chaos. You are thinking about 400 different things that have to be done, and in your brain, putting them in order. Um, oh yeah, making people, you know, you're you're paying attention to moods, right? Because like with kids and everything, you're like, okay, they get in the car, like, what's the mood? Like, how do I move forward? God thank I'm so glad I grabbed a sandwich or like a snack for them. So I think that's that is a plus that women have. It's like kind of like you said, like big picture is like I feel like we're always like looking at the whole thing and like a chessboard and kind of going, okay, if this piece moves, then I can move this, this, and this one. Or if it doesn't move, then I can go this, this, and this way. And I think that's just how women are kind of naturally wired. And I think there's so many skills that we naturally have in just the things that we do that we don't capitalize on or we don't realize our skills.

It's so true. My goodness. You know, when I started this journey as well, I was a stay-at-home mom, and then I had a cleaning business for a while. And looking back, I think, my goodness, all the managerial experience you have, like you said, of the kids and the and the school and the and the sports, and you know, your director of operations already. Holy but Jesus.

Yeah, like I'm like, you are the CEO of your of your household, right? Like mostly, like I'm like, you're making sure the bills are paid. Cool, contractors love that, you know, all that stuff. So I I think it's I think as ladies, you know, we're just naturally good at this, um, or we have natural skills that we can hone in on and you know, really show up. And like you said, the relationships, you know, I think sometimes people think business and they think they have to be one way, especially in our industry. You know, some of our the male characters that are portrayed in real estate investing, I wouldn't want to be. Like, you know, I'm like, I'm not mean, I'm not hard, I'm not my way or the highway. And so I think it's important for women to know like you can be, you know, you can be fair and you can go to the I have a great time with my subs. You know, I go to the site, I make sure they're doing what they're doing. A lot of them, you know, know that I actually, you know, give a dang about them. And so they're happy to show up, they're happy to work. And I tell people they're humans, like they're people. Exactly. It's respect is earned and and given, but it's a two-way street. And I think that we need to celebrate that as a strength and not necessarily as a weakness because we care.

No, it's so true. And I'm glad you said that about you know, you have a good time with your subs because they are people. And I love going to my work sites and you know, ask about how their kids are doing, you know, what are they doing this weekend when they're off? How was last weekend? Okay, tell me what's going on today. How's it going? I mean, there was one time, I'll be honest, here's a going backtrack to like something fun that you asked earlier about, as we're talking, we're remembering this one time on a project, it was falling behind. And my contractor said, Okay, I'm gonna have to reschedule the drywallers because we don't have the insulation and this all done yet. And he goes, and they're not gonna be able to come back for another two weeks. And I said, That's it. We're rallying the troops. Yeah, I showed up that next, yeah. I mean, me, I gathered my husband, you know, my son that was home or whatever. We came in, donned up the next day, gloves, everything up, and we were laying insulation, and we got the whole house insulated that day, and he was so grateful. The drywallers could come the next day. You know, we're joking around with the with the other contractors there, the other subs there. You know, we bought, you know, we all had lunch together. I mean, it was like a community, it was really nice. And and you don't have to do that on your project, by the way. I just want to say I like doing stuff like that, but it's not necessary. But just uh showing them, showing them too that hey, I'm in it too. Yeah, you know, it's I mean, that's what I tell people.

Coaching Panic With Data

It's your project, like right at the end of the day, like you're in charge. And so I think one of the fun things is I tell people, you know, for better or for worse, like right, most people have to have a job or work or do something to earn income. You know, it's 2026, we have bills to pay, right? But it's okay for that to be fun. And it is okay for you to work with people who are fun to work with and to show up and to have joy in the things that you do and enjoy the people that you work with. No, it's so true. I love the people I work with, they're awesome. Yeah. All right. So I think, you know, going back to the coaching, because of course, like we are a coaching program, and I'm super happy to get to introduce you because you've been around for a while and to let the world know Coach Elizabeth is awesome. One of the things that comes up a good bit is like, because we're all human, right? And we can lay the best plans, but eventually something might happen. So if somebody would to call you, like one of our members, and I I want to ask this because I think it's so cool. Again, one of the things about us is we have a Facebook page for our members and they can come on there at any time and ask questions and they get an answer pretty darn quick. I do laugh, but it's true. Like, guys, the coaches do sleep at night. So like we're not answering in the middle of the night. Um, but other than that, like, you know, very responsive, very quick, because I know like when I learn, if I have a question, I usually can't move forward until I have that answer. So being able to like pop on a Facebook group, which I can do on the computer, I can do quickly on my phone because we're all on our phones nowadays, and just ask a question and get an answer is pretty cool. It's also pretty cool to have a whole community to come to when you're mid-panic, right? Because, like I said, I mean, even the most seasoned people, sometimes something happens and you know, we may have all the information, we may know what to do. But like, listen, I'm like, sometimes we just need to go a little crazy for a minute, right? So if somebody comes to you as a coach and they're like in a panic, like what is the first thing that you tell them?

Well, first I acknowledge their feelings. Okay. And that we got we all have feelings and we got it. No, they're there, they're not going away, but we can manage them. And the second thing I'll ask is to identify the problem, the issue. What are they what are they freaking out about? And then after that, once we identify that, going through the steps, and most of the time it's let's look at the data. Okay, what what's the data saying? What do we teach in the group? Let's reinforce this, let's walk through it together, and the data will tell us. It'll tell us what to do. We don't have to make guessing. It's it's not a guessing game. It's based decisions based on data. And that can calm you down so much. I've had to lean into that as well. Freaking out moments. Okay, I've had freak out moments, and I go through and I go through my data, I go through my comps. Well, you know, what's the what's everything saying? And I go, yeah, okay, I'm good. Or okay, maybe I need to pivot. Whatever the decision needs to be, it's a lot calming when you have information in front of you and it's just gathering it again. Because sometimes we forget it's there. Yes. Yeah, but it's there. I love that.

Design Hills And Flooring Rules

I call it soothing by data, and I I totally am with you. I have been there before. Kind of the same situation like you were talking about with your first flit. Like I had done all the numbers like over and over. I had had other people looked at them. It penciled out. It it was, you know, everything felt felt good. But there was just like that little bit of like, what did I do? Am I gonna do that? Am I ready? Like, is this like what am I missing? And again, so I kept coming back to like I would bring out the I bring out my comps again, and I'm like, okay, comps are solid. Like I've got three to five. They look they're apples to apples, you know, in the same darn neighborhood. Like the rehab budget, we've hashed it over and hashed it over. Everything's accounted for. And so then I, you know, when I went to close, I was like, you know, obviously still a little nervous because I'm a human being, but also like, okay, cool. Like this is this is it. Like we're we're doing it. Like it's it's it makes sense. And I think sometimes like just doing that first one and it making sense and you seeing the profit at the end. And fun story about me. Like, I looked when I cashed the check for my first flip. I like look at every like for three days, I would open my bank account and just look at it. Because I was so afraid it was gonna like discount. They were like, they were gonna call me and be like, this isn't real, like monopoly, it's like monopoly money, we need it back. And then it really did. And like then the cool thing was like the next thought was like, oh my, I can do this again. Like, all the pieces. Um, especially for like an I'll share. Like my first flip check was more than half of my annual salary. That's awesome. Yeah. So the like and to have that realization that, oh my God, like, you know, and it was it was fun. And again, because I had the data, so like everything was lining up. I was, you know, like you said, was able to pivot, come and ask questions, felt super supported with that. So we're gonna wrap up with a little fun question. Um so this one is, you know, does and I'll say, like, for anybody listening across the country, like design trends sometimes are local. And some, so you need to watch your comps to see what it is that's trending. Talk to your real estate agent, look at the comps. Um, but one of the things that I've I've noticed in flippers is like we all have like one design hill, like we are prepared to go to battle for. We are like, this is my hill. I don't care. I'm going to die on it. So, do you have anything like that?

Well, I don't know. I can be flexible, but you know what? No, I do. I do. No gray walls and no gray countertops. No black, sorry, black countertop, no black countertops and no gray walls. I don't like it. You're like, I don't like it. Yeah. No. Yeah, I don't like it. I don't like it. And I try like like you're kind of like I touched on earlier. I really try to look at each one of my homes individually, yeah, and lean into those comps as well, but try to find those touches that that are made with care. Yeah. And you know, bring out its integrity, uh, some of the features that are already there and helping it to be seen again.

And I think like that's super important in like the market that we're in currently, is you know, we are trending a bit more towards cozy and comfortable, and a little bit more, you know, pop I call them zazzles. Um, so I try to do like a Zazzle in the kitchen and a Zazzle in the bathroom. So it's just something it could be fun, like a tile. I use a faucet that like has an LED light, it can turn blue or red depending on hot or cold. People love it. You know, there's all kinds of fun little things that you can find to do that makes a house feel less stark and sterile. Because sometimes if you walk into a house and it's like, you know, white walls are super light gray and there's no character color, it can feel a little sterile. You're right.

Yes. So just so that you know what mine is. Blair does not like multiple types of flooring in a home. Um, so I will do like I will do like LVP or hardwood, and like I'm okay with tile in kitchens and bathrooms. Like we can exist there. Let me tell you, that is it. Like we, oh my god, it drives me nuts. Like I've seen pictures of how like I have a friend, she even sent me a picture because she knew I was just gonna like lose my mind. But it had like different tile in each bathroom. There was different flooring. It was it was not tile, it was LVP. And then like the center room, like the big room in the house, had like half of the floor was LVP going one way. The other was LVP of a different color going the other way. And then there was like yeah, like right like right down the right down the middle of the room. Like in the middle of the room, it was like one was going horizontal, one was going vertical, and then and then there was carpet in the bedrooms. And she's like, I, you know, sent you this, thought you'd enjoy. And I was I sent her back some emojis that were probably not so nice, but I because she, you know, I was like, You knew this is gonna set me off. She's like, Yeah, I know you hate like multi like that. Is the hill. I will spend the money. We will throw LVP all the way throughout it because that's what's wanted in my area. But yeah, I just no, we are not having, you know, three or four different types of flooring in a house. We are just not. I will take the boob lights over that. Okay. Like I know people are like know boob lights. And for those of you who don't know, those are the ones that like hang down with like a little thing in the middle. Use your imagination. And because people call them boob lights, like now I can't unsee it. So I'm like, I'm like, yeah, I will take that, but like we are not having multiple types of flooring.

Yeah. No, it's true. I guess, you know, yeah. No, I no, one type of flooring, it just makes it seem cohesive and together. Thank you. Yes, no.

Yeah, like it's in a different room. I'm like, I don't care.

No, no, there needs to be some core to collectiveness. I mean, we like order, human beings like order and some predictability with yeah, with some dazzle in there, right? So yeah. So having that floor together, having some sort of design sense with it, and paying attention, like what helps. Like in the beginning, I was kind of like, well, what what is my what is my hill? What what am I going to do? But I would look at my comps, what's going on, pay attention to in those comps, what caught my eye. Okay, so then I gotta do something like that in my in my flip. Yeah. Yeah. That's great. You're right. It can be the tile, it can be an exposed beam. Maybe as as you're doing construction, you realize, ooh, that's really awesome. Let's restore that. But yeah, it's so fun to you know, you get to go shopping and try different design things.

And yes, girl, I'm like, I touch all the tile at the tile store. They're like, what is wrong with this woman? I'm like, I just like to, I need to touch it. I need to feel it. I need to see what it feels like.
